VA home loans, explained
The VA home loan is a benefit you earned. The VA guarantees part of the loan, which lets private lenders offer terms that are often better than conventional loans.
Often no down payment
Many eligible borrowers can finance 100% of the purchase price.
No monthly PMI
VA loans don't require private mortgage insurance, which can lower your monthly payment.
Competitive rates
VA loans often carry lower rates than comparable conventional loans. Shop several lenders.
Reusable benefit
You can use it more than once, and sometimes more than one loan at a time if you have remaining entitlement.
Eligibility depends on your length and type of service. It generally includes Veterans, Active-Duty members, National Guard and Reserve members who meet service requirements, and some surviving spouses. A lender can request your Certificate of Eligibility (COE), or you can get it through the VA's eBenefits portal.
What is the VA funding fee?
Most borrowers pay a one-time funding fee, which can be rolled into the loan. The amount depends on your down payment, whether it's your first VA loan, and the type of loan. Veterans who receive VA disability compensation may be exempt.
What does the VA appraisal check?
A VA-assigned appraiser confirms the value and that the home meets the VA's Minimum Property Requirements: safe, sound and sanitary. Issues like a failing roof or peeling lead paint may need repair before closing.
Can sellers refuse VA buyers?
Some sellers hesitate because of outdated myths about VA loans. A well-prepared offer with a strong pre-approval and a knowledgeable agent solves most of that concern.
Are there loan limits?
If you have full entitlement, there is generally no VA loan limit. With reduced entitlement, county limits can affect how much you can borrow without a down payment. Ask your lender to check your remaining entitlement.

Fall is one of my favorite times to buy or sell in the Ozarks. With school schedules settled and the holidays ahead, many households want to be in their new place before the year ends, so the people who are out looking tend to be serious.
For buyers, fewer people are shopping as the weather cools, which can mean less competition for the homes you love. Get pre-approved early, and be ready to move when the right one appears.
For sellers, homes that are priced well and show well still draw strong attention. Curb appeal matters: clear the leaves, refresh the entry, and make sure the porch light is bright for evening showings.
A quick winterizing checklist for a new home:
Have the furnace or heat pump serviced and replace the filter
Clean the gutters and check the roof and flashing
Disconnect outdoor hoses and shut off exterior faucets
Seal gaps around doors and windows
Test smoke and carbon monoxide detectors

Getting your documents together before you talk to a lender makes pre-approval faster and less stressful. Every lender has its own list, so confirm exactly what they need, but these five items come up most often:
Your Certificate of Eligibility (COE). Your lender can usually request it for you, and you can also get it through the VA.
Proof of service. Veterans typically provide a DD-214, and active-duty members provide a statement of service.
Recent pay stubs and W-2s. These show your current income and history.
Two years of tax returns. Lenders use them to confirm your income over time.
Recent bank statements. They show your savings and where any closing funds are coming from.

Orders can arrive with little warning, and a home sale is a big thing to fit into a short window. The best move is to start planning the moment you know where you're headed.
Work backward from your report date. Talk with an agent right away so you can map out prep, listing, showings and closing.
Get the home ready quickly. Focus on the basics: declutter, deep clean, fix the small things and take strong photos.
Consider your options. Selling isn't your only choice. Some families keep the home and rent it out. If you're thinking about that, talk with your lender first so you understand how it affects your loan.
Plan for a long-distance closing. Many closings can be handled remotely, and a power of attorney can help if you have to leave before the sale finishes.
